Family-Friendly Neighborhood

The Tree Section is one of the most desirable neighborhoods in Manhattan Beach to raise a family. You can actually have a bit of a back yard and still be west of PCH (Pacific Coast Highway), so you can walk to the beach and downtown without crossing a major street. This area feels safe and quiet, and a bit rural with all the trees. You’ll notice that many of the streets have no curbs or sidewalks. Street parking is free and usually plentiful. You might think it’s called the Tree Section because of its many trees. In fact the infamous Manhattan Beach Tree Ordinance first applied to the Tree Section, to keep builders and remodelers from removing mature trees in this area. But the name really derives from the street names in this part of town: Oak, Elm, Walnut, Maple, Pine, Laurel, Palm . . .

Just like the rest of Manhattan Beach, the Tree Section is in transition. You will find a few original bungalows built in the late 40’s to mid 50’s. Most have been remodeled over the years to add a second bath or a family room or to update the kitchen. In the last 20 years, many of the original Manhattan Beach homes have been replaced with new, multi-story homes designed to maximize the livable square footage permitted on the lot.

The majority of elementary school students in the Tree Section attend Pacific. Those living in the north-west section attend Grand View. Click here for more information about Manhattan Beach schools.

American Martyrs Area

The American Martyrs Catholic Church sits on the highest spot in the Tree Section. Its golden, domed bell tower can be seen from quite a distance and the hourly chimes can also be heard around town. The American Martyrs Catholic School is nearby. This area of the Tree Section surrounding the church property has come to be known as the American Martyrs or just Martyrs neighborhood. It is sometimes called the American Martyrs hill area, but should not be confused with the Hill Section of Manhattan Beach. It is the one area in the Tree Section where you might find a home with an ocean view. This is one of the priciest portions of the Tree Section.

Even within the Tree Section, you’ll notice a wide price range depending on the age, location and lot size of the home. Land value increases the closer you get to the beach and the farther away you are from commercial or industrial property. Homes on Rosecrans Avenue that face the oil refinery in El Segundo tend to be the least expensive Tree Section homes. New homes on large lots, with ocean views, on the “Martyrs” hill tend to be the most expensive.

Zoning

Most of the Tree Section is zoned Residential Single Family. Click Here to see a Zoning Map for Manhattan Beach homes. There are several Residential Single Family areas that have special sub-district zoning permissions.

    Homes along Rosecrans Avenue between Bell Avenue & Laurel Avenue may have higher fences in the front-yard setback area to reduce traffic noise.

    Homes on both sides of Marine Avenue between Ardmore Avenue & Sepulveda Boulevard may have higher fences to reduce traffic noise.

    Some of the lots on Oak Avenue backing up to the General Commercial zone along Sepulveda Boulevard between Marine Avenue & Manhattan Beach Boulevard are permitted special design standards, landscaping and buffering requirements to allow commercial use of property in a residential area adjacent to Sepulveda Boulevard.

Lots along Manhattan Beach Boulevard west of Pacific Avenue are zoned Residential High Density, for 4 or more units.

There is one lot at the corner of 12th Street and Highview Avenue that is zoned Residential Medium Density, for 3 or fewer units.

At the intersection of Sepulveda Boulevard & Valley Drive there is a small strip zoned Residential Senior Citizen, which has an apartment building for households with at least one member age 62 or older.

Lots along Sepulveda Boulevard are zoned General Commercial for a full range of retail and service businesses, including businesses that attract heavy vehicular traffic.

Lots along Manhattan Beach Boulevard east of Pacific Avenue are zoned Local Commercial for businesses serving the daily needs of nearby residential areas.
